This is a fix & flip project: we’ll purchase the home, complete a targeted renovation, and then resell it. This page is meant to show an example of the types of projects my partners and I work on—homes in established neighborhoods where there are opportunities to add value through specific improvements and strong execution.

Renovation Plan

This will be a light rehab, given that the property is already in pretty great condition; the plan will be to modernize the home and make it more worthy of folks who want to live on a beautiful golf course. Preliminary scope of rehab includes:

  • New roof

  • New HVAC system

  • New flooring

  • New countertops

  • Updated fixtures & lighting

  • General modernization to match top neighborhood comps

  • Holding (~3 mo): $6k

  • Purchase & selling costs (agent + closing): $25k

  • Total project cost: $337k

  • Projected ARV: $360K
